Located directly adjacent to the 1.1 million square foot Nassau Park Shopping Center on Route One south in West Windsor, NJ, we got involved with this property when the prior owner of this 7 acre site could not obtain approvals to use the property for its intended commercial use (car dealership).  Situated at the confluence of the Delaware & Raritan Canal and Duck Pond Run, the entire site was located within a flood plain and many environmental agencies had competing jurisdiction over any development that took place. We proceeded to work closely with the local government officials on obtaining a use variance and although the property was zoned for office space, we were granted permission to construct  a free standing restaurant. We immediately proceeded to acquire a local liquor license in order to make the site attractive to a wide range of potential restaurants. As a result of obtaining fresh water wetlands permits, flood way permits, a stream corridor permit, a use variance and a special DEP access permit, we were able to turn a useless piece of property into a highly valuable restaurant location.
