After many other developers tried to acquire this 100 +/- acre sheep farm situated at the corner of Falcon Road and Route 206 North in Hillsborough, NJ., we were successful in convincing the longtime property owner to consummate a deal with us. At one time, the subject property was one of the largest chicken farms in the State and contained thousands of chicken coops; which, were buried on-site. Furthermore, several small residential homes were located on the property as well as a “historic house” that was occupied by the caretaker. Existing traffic along the Route 206 corridor between Princeton and Bridgewater was horrendous and the property was zoned for 1.6 million square feet of office space. Everyone recognized that the property would never be developed as zoned and that was just fine with the community since they could keep a 100 acre parcel of land in the middle of town as open space without having to pay for it. Numerous problems were encountered during the approval process and politics was definitely one of them. Through perseverance, sound planning, and creative solutions to complicated problems, we ultimately obtained approvals to build a shopping center containing approximately 425,000 square feet of retail space. Tenants committing to occupy space included, Lowe’s Home Improvement, Kohl’s Department Store, Pathmark Supermarket , Home Goods, Staples Office Supply, Applebee’s and Dunkin Donuts. Not only did we adequately address everyone’s concerns about traffic through several million dollars worth of off-site improvements, but we voluntarily donated approximately 20 acres of land to the municipality to be used exclusively for recreational purposes.
