Several dozen prominent regional and national developers were invited by the property owner, American Cyanamid, to submit proposals to help them master plan approximately 575 acres of land in Bridgewater, NJ. Although not the highest bidder, Krame Development was chosen among all the candidates as the most capable party to usher this complex project through a very difficult approval process. Bringing  Kimco Realty in as our financial partner, we proceeded to design a project  that would ultimately include approximately 700,000 square feet of retail space, a 6,200 seat minor league baseball stadium, open/passive recreation land , preservation of an historic structure, municipal facilities and extensive commercial/recreational facilities on the remaining 300+/- acres once the site was cleaned-up. The entire property was classified as a “superfund site” by the EPA and we successfully got that portion of the site that we planned on developing de-listed from that designation. Furthermore, the property was zoned for industrial/research uses and large portions of the tract were located in a flood zone. Working closely and tirelessly with local, county, state and federal agencies, as well as area residents, we put forth a comprehensive and detailed plan to meet the needs of all interested parties. Millions of dollars were spent improving numerous local, county, state and federal roads ,Including close coordination with the Federal Highway Administration to rebuild the bridge and ramps over Route 287. Today, the Bridgewater Promenade is one of the most visited and desirous shopping destinations in Somerset County and is currently home to such tenants as, Home Depot, Costco, Target, Bed, Bath & Beyond, Michael’s, Old Navy, PetsMart, McDonald’s, Applebee’s and Pep Boys . We are also told that the minor league ballpark has one of the highest attendance records of any such facility in the country.
